Hadleigh Park, Stoke on Trent

This comprises a strategic property on a site of 120 acres with approximately 1,000,000 sq ft of existing buildings adjacent to the A50 immediately south of Stoke on Trent. 

The property was acquired by way of a corporate acquisition and comprises a fifty year unexpired head leasehold. The freeholder is Legal & General.

Froghall Industrial Estate, Churnet Valley

The Froghall Industrial site comprises 2 existing warehouse units totalling 185,000 sq ft situated on a site that exceeds 150 acres.

In 2015, refurbishment works began to sympathetically regenerate both warehouse units. A long term tenancy for Unit 1 was agreed with Agility Logistics in early 2016  with on-going discussions taking place for Unit 2.  It is anticipated that the industrial units will produce in excess of £570,000 per annum when fully occupied. 
Beaufort Buildings, Chippenham

This 50,000 sq ft warehouse was acquired in October 2011 for £1,650,000.

The unit was refurbished and sold in January 2012, as a completed investment to Craigard Investments at a figure in excess of £2,250,000.

Binns Close, Coventry

This multi let estate totalling 85,000 sq ft was acquired from Receivers in January 2013. 

It produces £274,000 per annum. A number of units have also now been sold or are under offer to existing tenants.

Hadleigh Road, Ipswich

This comprises a high yielding investment, occupying a strategic location adjacent to a Sainsbury’s supermarket. The property comprises a 170,000 sq ft of industrial buildings on a site of 10.32 acres. The property is leased to Bolton Aerospace Ltd.
The key attributes are that the property is let to a strong covenant for a further ten years and that preliminary discussions have taken place with JS Sainsbury for the expansion of their existing store. This could lead to a comprehensive re-alignment and partial re-development of the site with Bolton Aerospace retaining a long term presence at the site.
Norman Close, Strood

This 50,000 sq ft warehouse was acquired in January 2011 for £1,750,000 and was subsequently refurbished and leased to Meyer Timber Ltd in April 2011. 

The building was sold to Milton Investments in June 2011 for a figure in excess of £2,500,000.

Bellefonte, Penn State, USA

The property is a large industrial complex on the outskirts of Bellefonte in Penn State USA. The site benefits from natural water, rail head, approx 400,000 sq ft of usable cheap space, marcellus shale initiative, grant aid is available and existing business on site capable of paying a rent.
If existing buildings were demolished then there would be open storage facilities with a concrete base next to a rail head.
